A Commercial Inspection Report consist of the following:
- Site characteristics (retention pond, catch basins, parking, paving, landscaping and utilities)
- Structural frame and building envelope (thermal imaging included)
- Roof surface (condition and type of roof)
- Mechanical and electrical systems (Mechanical systems, Electrical Amps of Panel(s)
- Plumbing systems (ADA and function of plumbing)
- Heating systems (age of HVAC systems, function of systems)
- Air conditioning and ventilation systems (age and function of systems)
- Stairs and elevators
- Fire protection (if present)
- Life Safety
- Interior elements
Phase 1 environmental study- Performance Environmental.
Heavy Industrial Building and Site Inspections
We provide a conditional report for the heavy industrial building you are interested in purchasing. We review the fire suppression records and the location of the sprinkler system, We review the alarm testing documents, cranes, Building Use Group and Type of Construction are examined with your proposed use, facility ADA reviewed and overall site conditions.
Commercial / Light Industrial Inspections
We provide a conditional report for the commercial building you are interested in purchasing. If your lease is “triple net” we will help you determine the condition of the building and develop a budget for repairs. We review the fire suppression, fire walls, facility ADA reviewed and overall site conditions.
Apartment Buildings Investment Properties
We provide a conditional report for the Apartment Building(s), Rental Homes, Duplexes and any other investment property you are interested in. We review the fire suppression, fire walls, facility ADA reviewed and overall site conditions.
Payment options are: Cash or Check. Credit or Debit is subject to 4% transaction fee
